Working for Leicestershire County Council as the end client and Fortem as the project managers we have provided the detailed Mechanical and Electrical design for two modular buildings containing a café, kitchen area, office space, showers, WCs and a classroom area for teaching. The project also required external lighting to car parks and a cycle path.
The client brief initially stated that the café was to seat around 40 people with a café serving snacks and light meals throughout the day. The café would also serve as a breakout space for the adjacent theatre. An initial site visit ascertained that there was no gas locally and that all other services were available in good supply.
As the project progressed the client brought in new requirements including new sustainability energy and fire stopping requirements. For this we provided a review of the possible sustainable energy options from which the client decided to add solar panels and a larger air source heat pump into the design. These changes will see the building achieve an EPC rating of A.
The design phase also saw the change of modular building contractor and some financial constraints being added. The design was completed to RIBA Stage 4 to allow the Fortem contractors to get on site and install the various systems including:
BEM Services also provided the energy assessment for the building proving the low carbon footprint that it creates. The overall project cost is expected to be around £3m.
